HOME LOANS - VETERANS | UNITED STATES DEPARTMENT OF VETERANS AFFAIRS
Provides a home loan guaranty benefit and other housing-related programs to help veterans buy, build, repair, retain, or adapt a home for their own personal occupancy. Veterans Affairs (VA) Home Loans are provided by private lenders, such as banks and mortgage companies. VA guarantees a portion of the loan, enabling the lender to provide more favorable terms to veterans. In most cases, the mortgage is low interest and no down payment or mortgage insurance payments required. Will provide mortgage counseling to participating veterans who are having difficulties with paying their mortgage or who may already be in default. Mortgage counselors will provide information concerning the foreclosure process and what the veteran's rights and responsibilities are in that situation. Will attempt to seek solutions with the lender to help the veteran keep the home and will take complaints from veterans against their mortgage provider.

Application process
Veterans interested in obtaining a loan should first apply for a Certificate of Eligibility (COE); this can be obtained through the VA web site or through participating lenders. After obtaining the COE, veterans would contact a participating lender (there are 1,000s of them) to initiate the loan application process. May phone for mortgage foreclosure counseling, complaints, or for more information about the program.

Adults 18 and older who are in one of the following groups: service members, veterans, reservists, or eligible surviving spouses that have not remarried. Must have suitable credit, sufficient income, and a valid Certificate of Eligibility (COE) from the VA. Loan can only be used for a home that the Veteran lives in or intends to live in.
